why do the leaves turn yellow with black spots on my hibiscus tree?

My hibiacus trees get yellow leaves daily. I clip them off and dispose of them ,however,

the plant repeatedly gets more of the yellow leaves.

It sounds like a fungus. Mine has black spots and turn yellow and fall off. Mine is also infested by white flies. If these flies are not destroyed from the plant, it weakens its immune system and becomes a host for spotty mildew which will kill the plant. the white flies suck the life out of the plant but doesnt kill it, they make it sick, then the leaves turn yellow with black spots which is a fungus. No saying that is what you have but sounds like it.

Why won't my hibiscus buds open?  Some open, but there are literally hundreds that do not. It has plenty of water.  It doesn't have black spots on the leaves.  The Japanese beetles try to eat the leaves, but the buds remain.  It is seven years old and it's growing exponentially every year because on prune it every fall. Is there something lacking in the soil???

Please help with response.
